How to Create a Win-Win Relationship for the Both of You!


After you’ve found your tenants, how do you keep them? Establish a friendly, pleasant, business-like relationship with your tenants, so they’ll want to renew again each year. By using one or a few ideas below, you will learn how to keep good tenants. The following are some suggestions that apply to residential landlords, landladies, and property managers.

1. Move-in Gifts

Move-in gifts are a nice way to welcome your new tenants. Place these gifts in the apartment with a red bow on them before the tenant moves in. A (plumber’s) plunger and a garbage disposal wrench, known as an Allen wrench, can work wonders for your tenants. Simple idea, right? These small, practical gift items will come in handy when the plumbing backs up or the garbage disposal stops working. Often overlooked, these items are not something people think of, but these move-in gifts will save you time and money with fewer maintenance trips.

2. Welcoming Gifts

A welcome gift establishes a positive relationship with your good tenants. Present the gift after the first eight to twelve weeks of tenancy. As always, make sure the tenant(s) rent is current before presenting your welcome gift. This effective gesture shows the good tenant(s) you are a thoughtful landlord. A few examples of some welcome gifts are:

Generally, a trouble-free idea is to send a non-denominational holiday greeting card, letting your tenant(s) know you’re thinking of them.

Alternatively, such as a week before Thanksgiving, purchase a turkey as a gift, along with one you buy for your own family. This provides the tenant(s) with a nice Thanksgiving meal while saving you time and money. Either way you’re creating another win-win relationship with your good tenants.

5. Emergencies

Communication and some well-established rules are vital. Let your tenants know your property management schedule. For example, calls regarding minor problems, 8:00 a.m. to 8:00 p.m. during the week, excluding Sundays. Educating your tenants early is a necessity for your peace of mind. Following are examples of some real life non-medical emergencies.

It’s 9:00 p.m. on a New England Thursday evening. The winds are strong and it’s snowing lightly. The temperature has reached 30 degrees below zero. The phone rings and our tenants are complaining they have no heat. Quickly, a call is made to the oil company. The oil delivery is made and this remedies the situation. The landlord follows-up to make sure everything is o.k. Our tenants know even with freezing temperatures, we do care and act immediately.

Here’s another example, one of our tenants’ decided to use the laundry facility in one of our empty units. We approved her authorization to do laundry. While she was there, she discovered water spraying from underneath the bathroom sink. Already, two inches of water had accumulated. The bathroom and most of the surrounding kitchen is drenched. She called in a panic. “The water is spewing from underneath the bathroom sink,” she says. I was unsure what to do. I called my best friend, my husband, and he remedied the problem within two hours. The tenant did not have to call about this emergency. She chose to, demonstrating the importance of good, strong relationships with your good tenants.

6. Maintenance

Your property rental maintenance system will increase your real estate value and cash flow. Hence, you will be able to charge a little more rent for the up keep. When you’re scheduling maintenance projects for the year, make a checklist. Your checklist should include preventative maintenance; cosmetic, simple upgrades, and tenant renewals. Below are some simple guidelines for an effective property maintenance system.

Preventative:

  • Replace the leaky toilet system;
  • Replace worn out faucets;
  • Replace a run-down refrigerator;
  • Replace an unsafe stove;
  • Replace a leaky roof;
  • Replace inefficient or a potentially harmful furnace;
  • Schedule pest control care;
  • Seal cracks to prevent loss of heat or pest intrusion;
  • Clean or check the filter in gas heaters;
  • Check air conditioning unit for efficiency.

Cosmetic:

  • Cutting, trimming trees, flowers, etc.;
  • Landscaping - for example, add crushed stone around the building for extra drainage;
  • Painting - freshen up trim, walls, ceilings, floors, railings, lattices, and so forth;
  • “Curb appeal;” planting flowers and shrubs, lightly washing the outside of the building.

Upgrades:

  • Replace old, worn out carpet;
  • Replace or install new floors;
  • Add ceiling fan(s) to provide extra comfort during summer months;
  • Add a microwave.

Renewed tenants:

  • Repaint walls, moldings, casings, ceilings;
  • Provide new window screens;

7. Drive-by or Walk-around Property Inspections

Throughout the winter months, you should drive-by your property every two months. Particularly if you don’t live nearby. Other areas without snowy winters may require more or less property attention. During your drive-bys or walk-around inspections, look for obstructions on the front porch, on the deck or the entranceway.

And depending on your geographic location, pay attention to the condition of the property’s lawn, flowers, and shrubs. In the spring, summer and fall a monthly drive-by or walk-around is sufficient. Below is a list of items to check:

  • Bees nest - If it’s small and you know you can remove it safely then do so. The best time to remove a bee’s nest is in the morning. It’s cold and the bees are not flying in and out as much. If you’re unsure ask the person at the local hardware store for help. Pick up a can of bee spray eradicator while you’re there. However, a professional pest control company is the easiest solution to remove the nest safely.
  • Clutter on the front and back porches or decks;
  • Water to the outside hose is turned off;
  • Lawn is mowed;
  • Do you need to paint the exterior of the house, steps, fire escape, garage, etc.?
  • Do you need to tar or replace the drive way or roof?
  • Observe any illegal or excessive activity by the tenants.
  • Are people going in and out of the property to frequently?

  • If the tenant happens to be outside ask if they have any concerns or requests.

8. Walk through Inspections

Property inspections are a positive way to build strong relationships with your good tenants. Tenants who call with small problems are often viewed as pesky tenants. However, inspections performed quarterly or bi-annually will likely make your tenants more comfortable. Good tenants prefer telling you their maintenance problems in person rather than over the phone. You can also correct most tenant problems immediately.

9. Death in the Family

Acknowledging a good tenants loss is a courteous and warm gesture. Send the tenant(s) a sympathy card, a bouquet of flowers, or a catered platter of food. This goes a long way towards building a long-lasting relationship with your tenant(s).

10. Long-term Tenants of Three Years or More

If you have developed a positive, respectful relationship with your tenant and they renew their lease, than consider their renewal a job well done on your part. Tenants who renew and have been in good standing with you over the last few years will appreciate some updated interior features. Below are a few ideas to make your tenant feel good while increasing your property’s value at the same time.

  • Install new carpeting;
  • Paint walls, casings, or ceilings;
  • Add a used dishwasher or replace the existing one;
  • Add a paper towel holder;
  • Add a garbage disposal or replace the existing one;
  • Provide new screens;
  • Provide new light fixtures;
  • Provide a new medicine cabinet; or
  • Provide a new toilet seat.

11. Good Tenants Recommending Other Possible Tenants

Good tenants will gladly recommend other tenants because the new tenants will become their neighbors. Besides, your property is the tenant’s home and they are more apt to suggest helpful, pleasant, compatible neighbors. In addition, establishing a finder’s fee program is an excellent incentive to encourage your tenants to introduce you to responsible, prospective renters allowing you to minimize your advertising costs and the hassles related to finding new renters, while potentially signing on another good tenant.

Certainly, any finder’s fee program should be in writing, and possibly reviewed by your attorney, so that both the landlord and tenant understand how the program works, specifically how and when fees are to be paid. Retaining good tenants could create an endless pipeline of prospective tenants for you by your tenant’s word of mouth rather than employing traditional, cost-prohibitive methods.

One warning: The same due diligence should be followed with any tenants referred to you by tenants presently renting from you so that you don’t run into problems later on.

12. Provide your good tenant(s) an Information For Your Apartment Form

  • Window areas;

Better Ski Technique - Edging Exercise For More Control

What you are going to learn here is how to maximise the skis’ potential by getting them on to their edges. The turns and the exercises in this section, therefore, will provide the basis for every type of controlled turn that I describe in future articles.

To learn new techniques I often suggest quite strange positions - a lowering of the upper body combined with a wide stance - being obvious examples that I mention in the article on Style and Balance. There are others like the exaggerated pole plants and angulation over the skis. These should not be adopted permanently, and with time and mileage will hopefully disappear to be replaced by a naturally acquired elegance that you can only fantasise about just now.

Just a few points before we start on the edging exercises. I have made them as simple as possible as there are no diagrams. Reading them through a few times should give you a pretty good idea of what to do. If like me you can’t remember anything, print the pages off your computer and take them with you in an inside pocket, or even take your lap top up top.

Throughout these articles I spend a lot of time repeating certain things. This is intentional as some instructions are so important that with only one or two mentions you may forget them.

If you have read and understood the article on Edging and Carving the Skis, you will recall that a ski has to be put on its edge to turn effectively in a controlled manner. Re read it now if you haven’t already.

Let’s get on to the practical stuff. These exercises are an introduction to edging, and getting a feel for the control that edging will give you before we start doing proper turns.

Imagine you are standing on a smooth, quite steep slope across the fall line with the weight on your bottom ski. Your knees will be bent slightly into the slope so that the edges are cutting into the snow.

While standing there, lower yourself over the bottom ski as if to do up a buckle on your ski boot.

As you go down you should be aiming to touch the middle outside of the lower boot. Are you touching it yet? Go on, lower! Notice what has happened to the lower ski. It is even further onto its edge now. To get to this position you have had to bend your lower knee into the slope, and to a certain extent your uphill one too. You have also had to flex at the hips. This is angulation, and is an exaggeration of what you will be doing at the end of each turn shortly.

Having practised this exercise at a standstill on the other traverse as well, you can now have a go at the next exercise, which you may have done before, but without having a clue why you were doing it.

Start moving slowly across the slope on your favourite traverse.

As you traverse across the slope slowly go down to touch your lower boot as you did in the standing position. This will edge the skis and put most of the weight on the lower one. This exercise whilst moving is somehow more difficult than it sounds here; doing it standing still is easy. The brain finds it a bit more difficult to accept a moving ski on its edge for the first time, but persevere and it will come.

Now stand up, keeping the weight on the lower ski, and you should find that the skis are sliding forwards and sideways on their soles, ie: flat on the snow.

Go down again to touch your lower boot. Your knees should be angulating into the slope so that your weight can remain central over your lower boot. Stop, turn, and do the same thing on the other traverse. While you are touching your boot there should be no sliding at all, and if the snow is right, you can look back and see the smooth, slightly curved trench that the edges have made.

Lasik: The Better To See You With My Dear

Lasik works! Are you frustrated with losing, breaking, or having your glasses fall off all the time? After enduring the stinging sensation of improperly washed contacts, for the millionth time I had had it. I recently became one of the many enjoying the benefits of better vision and less hassles through lasik.

I am cheap. The thing that was holding me back was the price. A couple of thousand dollars per eye will buy a lot of cheap glasses and disposable contacts. There are now clinics advertising the procedure for $300 per eye, when that flyer fell out of the Sunday paper, I was there the next day. I had just sat on my ‘good’ glasses to read the paper. I’d like to tell you about the process you can expect at one of these clinics.

The first thing was a thorough eye exam to see if I was a good candidate (about 80% of people are). I figured even if I flunked I would use the exam to get yet another pair of glasses. I passed. It was carefully explained that the procedure does not guaranty ‘perfect vision’, although most folks get very close to 20/20.

The next decision was on the type of laser to use. This clinic had 3 different types priced at $300, 800, and $1,300 per eye. This is quite a spread, (and an ‘upsell’). The more expensive CustomLasik has the potential to improve night vision and the quantity of what you can see as well as the quality. Well, I had no need to spot quarters on the ground flying 30,000 feet overhead, and like I said, I am cheap.

Some things you may not know and want to ask about:

The procedure may not be permanent and you may need a touch up, ask the cost of it. My clinic offered ‘insurance’ for more procedures, but its cost was 50% again the original price.

The need for reading glasses should be discussed. Chances are if you need them now you may need them more after the procedure. The amount of benefit you get is individual and cannot be guaranteed.

The procedure itself is virtually painless and brief, but you will have to sit for a couple hors with your eyes closed afterward. There are drops used in the eye that numb it. The only sensations aside from a little pressure felt, were a little itchiness afterwards.

You may get dry eyes. You cannot rub your eyes, for an extra fee a small plug can be put in your tear duct to alleviate dry eyes. You will also not be able to drive for a day or three. Make sure you can head right to the drugstore for eye drops.

I noticed improvement in my vision within a day. There will be two or three follow up visits to check healing and vision. My distance vision, which was the main problem, got better and better over the course of two weeks. As was explained my need for reading glasses increased slightly. It has been about 8 months now and the only thing I regret is not getting it done sooner. I no longer feel I am hiding behind glasses.

Any elective surgery is a personal decision, but here is a case where the technology is getting better and better, costs are coming down, and reasons not to do it are disappearing.

1) Wash your pen every few weeks and whenever changing ink color.
2) Use only cold or tepid water when washing the pen. Demineralised water will work best (tap water sometimes contains particles which may clog the feed).
3) Never use hot water, alcohol or solvents as these will damage the feed or other parts of the pen irreparably.
4) Wash the pen by filling and emptying it with water (repeat this until the water is clear). If the pen uses a cartridge/converter, soak the nib section in water for some hours.
5) If you do not plan on using your pen for a prolonged period of time, empty and wash it out before storing it away.
6) Avoid using chemically treated paper, which usually has a slick feel, because it does not absorb ink well and leaves residues on the point of the nib which might clog the ink flow
7) If travelling by plane, it is a general rule to follow with fountain pens to fill or empty them completely and keep them stored in vertical position with the point upward. This will avoid leakage.
8) Do not loan your pen to anyone, as the nib adjusts only to your own writing style (i.e.: pressure and angle).
9) When not using the pen, keep it stored vertically with point upward to prevent ink from settling in and clogging the feed.
10) If your pen does not write immediately (after not having been used it for more than a month) the ink has probably dried and clogged the nib and feed. To restore the ink flow either wash the nib with water or fill and empty it with ink of same color. If it does not write yet, wash it with tepid water.

Those who take less than 200 mg/week usually only report slight anabolic effects. Conversely those who throw caution to the wind and inject 1000mg/week or more report good muscle gains accompanied by side effects. Most bodybuilders experience great results by taking an average of 400 mg/week.

Stacking?

Most bodybuilders don’t just use one steroid; they combine multiple drugs into groups called stacks. One of the most popular mass-gaining stacks consists of Deca-Durabolin, Dianabol and a testosterone derivative. For example bodybuilders report a phenomenal gain in muscle size and strength when they take 400 mg Deca/week, 30 mg Dianabol/day, and 500 mg Sustanon 250/week.

If Deca has one big disadvantage for competitive athletes it’s that the drug is one of the easiest to detect in drug tests. Unlike some steroids that will be eliminated from the body within a few weeks or even days, the metabolites (breakdown products) for Deca can be traced back as far as 18 months from the last usage. Some users have reported being caught after two years of being off the steroids. So despite its popularity with noncompetitive and non-drug-tested athletes Deca is usually given a pass by those who know they will be subjected to a drug test.

Even those who take so-called “natural steroid replacers” are at risk for being caught in a drug test as one of the main ingredients in many steroid replacers is nandrolone - one of the major compounds in nandrolone deconate.

Women And Horses - A Powerful Synergy

Horseback riding is a sport at which women excel. One can try to explain their success because they are lighter than men and have obvious anatomical advantages for the saddle. This is certainly not everything. After 70 years of riding and close association with riders, I am convinced that the most important reason for feminine preeminence in the sport is their ability to relate to horses. It is partly a matter of sensitivity and patience. It is also a matter of willingness to trust in a real partnership where the whole is far more powerful than the sum of the parts.

Men are often too preoccupied by the need to show their macho strength in dominating a horse and are less willing to seek a harmonious relationship. They often seem to feel they must overpower a horse and make it totally subservient to their will. Many of them would be pleased if a horse reacted in the same insensate way as an automobile to a turn of the wheel, a foot on the brake or a push on the accelerator. Some people are just more at ease with machines which will always obey even suicidal commands unquestioningly.

For 25 years I have owned one of the world’s largest riding tour companies and we have found that about 70% of our clients are female. They tend to find an easy rapport with horses which most men have more trouble achieving. At our own dude ranch the majority of our wranglers are women. They love working with horses and are invariably patient, friendly and understanding to both horses and guests without showing off. They have taken the time to study equitation and horses in depth and many hold degrees from the British Horse Society or similar American institutions. Our wranglers care passionately about the physical and psychological welfare of their horses and are extremely conscientious. We have seen few situations where great strength is an asset although men do have an advantage with shoeing.

For 20 years Linda Tellington-Jones has been doing a clinic at our ranch each year to teach people how to start young horses. During the week she starts our four-year-old Arabians who have not yet been backed although they are used to being around people from the time they are born. These clinics using non-confrontational techniques have been immensely successful with clients (90% women) and they have given our horses a wonderful start. During the week the young horses are slowly prepared for a rider without being pushed too much. It is a long process demanding considerable patience which few men seem willing to offer. They prefer crash programs, much in vogue these days, which overwhelm the horse in a short time and give quick results, but do not work so well to make a trusting partner out of the animal in the long term.

Women are also frequently the leaders of the riding tours we handle around the world so our own ranch with its 180 horses is not an exception internationally. From Botswana to Argentina there are women leading rides and doing a first rate job. It does seem to be true, however, that most Western dude ranches still adhere strongly to the masculine cowboy mystique with Marlboro hats, coiled ropes and jingling spurs. It depends on one’s priorities and many of these ranches are focused more on the trappings of a Western experience with barbecues, hay rides, square dances and sing-along’s rather than riding in the equestrian sense.

Many patriarchal societies of the past in the days when horses were such a symbol of power (it was not so long ago) tended to keep a near male monopoly on riding. It appears that this has not always been the case. The ancient Greeks, who knew a lot about human nature, have such a rich mythology about women riders that it seems to me there is very likely some reason to believe in the existence of early women equestrians. Certainly the image of the fierce Amazon horsewomen belonging to a matriarchal society is a powerful and pervasive tale. These fearsome equestrian warriors were reputed to have cut off a right breast so that they could better handle their bows and spears. If so, they must have been mighty serious about what they were doing. It is interesting that in Mongolian society today women participate in riding for work and sports right along with the men.

Women have come into their own with horses in much of the world now that men no longer monopolize them. They find enjoyment and fulfillment in achieving a harmonious relationship which empowers both horse and rider. One can find somewhat the same kind of pleasure in teamwork with a working dog. Herding cattle with a willing horse is a good example of the kind of thing people and horses can do together. Whatever it is that makes women and horses such a good match, it has been a great delight to me over the years to see the happiness which this relationship has brought to both and I celebrate this partnership.

“How much should you borrow?” is a question people with adverse credit wrestle with. The answer is simply as much as you can afford. This is probably less than what you will qualify to borrow from a mortgage lender. To determine what you can afford, factor the mortgage payment and other home costs into your budget.

Cost Of A Mortgage

Your mortgage payment is not just the loan payment; it also includes real estate taxes, homeowner’s insurance, and private mortgage insurance premium if you borrow more than 80% of the home’s value. These three items often add several hundred dollars to your monthly payment.

Unlike renting, you will be responsible for utility payments for your home. Home utilities are usually higher than an apartment since you have more area to heat and usually a lawn to water. You will also need to plan on making unexpected home repairs. This can include fixing a leaky faucet, replacing appliances, or remodeling.

Plan A Budget

Before you complete the process for a mortgage loan, plan out your monthly budget. List out your current expenses for food, clothing, and other regular bills. Next, decide on an amount to pay for the home, which include both the mortgage payment and home repair expenses. Most experts recommend paying no more than a third of your gross monthly income to home expenses.

Get A Pre-approved Mortgage

Another way to find how much you can afford is to apply for a pre-approved mortgage. The mortgage lender will approve you for a maximum amount, but you can borrow less than this. While you are going through the mortgage loan process, ask how much the monthly mortgage payment will be.

Shop Prices

When you do start looking at homes, ask about taxes. This often overlooked area makes a significant impact on your budget. Also, expect taxes to increase as the value of your home rises.
